Self catering cottages


This is not intended to be a full set of particulars for the 3 properties; we just want to give you a feel for the place

The Farmhouse


The main house is a traditional scottish farmhouse built around 1900 and is about 100 yards away from, and slightly behind, the cottages so there is excellent privacy. There is significant potential to expand the house.

This traditional farmhouse has two main bedrooms; Sitting room; Downstairs shower room; Dining room; Farmhouse kitchen; Staircase to maids room (3rd bedroom); 2nd downstairs toilet and a utility room. Rear porch.



When we moved in in 2004 it needed some modernisation and over the years we made a number of significant internal improvements including

  • New double glazing
  • New central heating system, new boiler and new water tank
  • Stripped the upstairs, added insulation and plastered.
  • Redecorated and reclaimed some of the original features that had been buried under paint.
  • Fitted new bathroom with large waterfall shower.


Hallway and Landing

In 2007 we obtained planning permission for a 1st floor extension, but we never got around to having the work done. However there should be no problem to reinstate the planning permission for the extension or to apply for a new design.

The Cottages

Mill Cottage & Stable cottage are the result of a barn conversion which took almost a year to do and was carried out by one of the most respected builders in Moray; Darroch & Allen Ltd.

One important point.

While the cottages are used as Furnished Holiday Lets, their original planning designation was as "Dwelling houses". This means that one could, if one wanted to, use one or both cottages as domestic residences.

We have a policy of trying to make small improvements every year and to make sure we keep on top of the maintenance. As such the cottages are in excellent condition and both cottages already have advance bookings for 2018.

The Barns

There are two barns. The end of the barn conversion next to Mill Cottage has been left as a barn. It's very useful for storage, wood store for Mill Cottage and we sometimes put a car undercover in the winter.

The small barn that is in the garden of Stable cottage is used for a wood store and also has a workshop with light and power.
